Attributes are a huge part of Dota 2, and the actual values that you gain from them are an often overlooked part of decision making when buying them. Here’s a table for comparisons of stat items and what you get from them.

Some useful information to take out of these numbers:

Activating your power treads can give you some valuable stat bonuses on the fly, allowing you to cast an extra spell when moving over to int treads or have slightly more hp for the incoming gank if you put them on strength. While farming as an agi carry, it’s usually best to keep them on Agility for bonus damage and attack speed. Keep in mind that your actual health and mana count don't increase by the exact amount that the treads give total if you are not at full health; your overall health and mana are kept at the same percentage when you swap over.
However, this can sitll be the difference between getting that last spell off or not in a fight. This also means that you can 'abuse' this percentage based change by swapping your treads to agiliity when using health or mana regen items then swapping back afterwards. So put your treads on agi before using your bottle charges for maximum health/mana restoration!
On Health

Vit booster and Point Booster offer more health gains than an ogre club does, but oviously not as much as a Reaver. If you are trying to simply tank up a bit and have no intentions of purchasing a BKB or Sange, go for the Vit Booster/Point Booster pick up.
Looking for cheap amounts of extra health, however, bracers are the obvious best choice out of the mid-tier stat items. Don’t forget you can build them into drums too, which only helps to solidify them as a go to item on almost any hero looking for a mid-game presence.
One of the most popular Dota facts is that ironwood branches are the most cost effective item in the game. As a support that will eventually build a magic wand and a mekansm, there are a total of 5 iron branches in the recipes so feel free to fill your inventory up with a branch or two between ward purchases.

When lategame rolls around and the carry or initiator is looking to grab some health, 9 times out of 10 a Heart of Tarrasque is the go-to pickup. This is, of course, the better choice for pure health offering a base 300 plus 760 from the bonus strength as opposed to Skadi's 250 health and 475 bonus. However, there are some other benefits to an Eye of Skadi that most people overlook. For one, it obviously offers mana and mana regen from the bonus +25 intelligence. More importantly, it also gives 3.57 Armor and 25 Attack Speed as well as an incredible movement and attack speed slow.
The orb also happens to stack with lifesteal on any carry, meaning that you will still be able to lifeleech while also being able to make sure your target is attacking 20% slower and moving 30% slower. Overall, Heart offers more pure health and the regen is incredible for extended fights, but a Skadi is an often overlooked extremely strong late-game choice for survivability. If you are in an intense siege and are fighting extremely long fights, Heart is likely your best option. If the game happens to be a lot more focused on hit-and-run aggression, be it through smoke ganks to find people out fo position or intense fights every 10 minutes around the Roshan pit, don't overlook Skadi as a selection for tankability.
On Mana Regen

Often in the laning phase you are in need of some mana regeneration bonuses. In early laning, your best options are either a Ring of Basillus or a Sage's Mask. Disregarding the aura bonus for your allies, Ring of Basillus offers .65 mana regeneration. A Sage's Mask offers a 50% increase in mana regeneration. The point at which base intellect regen will with a Sage's Mask will be greater than a simple .65 mana regen addition is at 33 intellect.
With 33 intellect, you will have 1.32 mana regen base. An added 50% increase brings that up to 1.98 regen, while a Ring of Basillus added .65 will only bring you to 1.97. Case in point: If you have more than 33 intellect, a Sage's Mask offers more mana regen than Basi Ring! But don't be selfish, sometimes the aura for your carry or armor for tower pushing may be better than a small amount of increased mana regen.

Similiar math can be done to figure out when Mystic Staff or Void Stone offers more mana regeneration. Mystic Staff gives 25 extra intellect, which ends up being an increase of 1 mana regeneration per second as stated in the table above. This means that if you have less than 25 intellect, you will gain more mana regeneration from a Mystic Staff than you would a Void Stone, as Void Stone simply doubles your already less than 1 mana regeneration.
Of course, Void Stone is significantly cheaper and could be seen as more of a long term investment as your int increases with levels since once you reach that point of having 25 intellect you will always get more regen out of a Void Stone. Bottom line here is that for pure regen Void Stone is the clear winner, but you usually would want the extra mana from Mystic Staff.
On Attack Speed And Armor

As for popular late-game agility items, Butterfly is the obvious choice to compare other options to. Butterfly itself gives 30 Agility, 30 Attack Speed, 30 Damage, and 35% Evasion. For an Agility carry, Butterfly is clearly a HUGE item that adds 60 damage thanks to the agility bonus to it. In addition, on any hero the 30 Agility ends up being another 30 attack speed but only gives 4.3 Armor overall.
If the enemy team has an immense amount of physical damage, armor is likely the better option for you to build; a simple Monkey King Bar negates the evasion from Butterfly and the auras offered by the two big late game armor items are hugely useful to your team. As an Agility carry, though, Butterfly is the clear winner.

Midgame decisions are a bit trickier than the late game decisions when it comes to prioritizing attack speed. Hyperstone gives +55 Attack Speed, and Yasha ends up giving only +31 Attack Speed after factoring in what you gain from agility. This makes Hyperstone the clear choice if you are prioritizing ONLY attack speed, as it offers +24 more than the Yasha, but can easily end up being a dead item slot if you do not intend on building into the Assault Cuirass or Mjollnir.
A Yasha also offers an invaluable movement speed bonus, and if you happen to be an agility hero also offers +16 bonus damage. Overall, Agility carries like Luna or Gyrocopter are likely better off grabbing the Yasha to build into a Manta Style, whereas non-agility carries like Skeleton King or Lifestealer benefit a lot more from the Hyperstone and it's item progressions.
